Most people don't really know what condo hotels are. And of those that do, many have been wondering whether the concept of the condotel will work here in Orlando. Orlando's condo hotels encompass both conversion and pre-construction and currently include (deep breath): Club Venetian, the Lexington, the Blue Rose, Villa del Lago, Pallazo del Lago, Imagine at The Westin, WorldQuest Resort, Floridays Resort, the Mona Lisa, Vista Club, the Point, San Marco Resort and Lake Buena Vista Resort and [...]
A South Florida company has received Orlando City Commission approval to build a $300,000, two-tower, mixed use building to be called SkyCity. "They're crazy!" I hear you scream. "More downtown condos? Those developers are out of their tiny, concrete-ridden minds!" Take a chill pill. It's gonna be okay. Construction is not expected to start until 2009 and they probably won't be finished until 2011. By then the current condo glut should be pretty much used up - just in time for the baby boomer [...]
People often tell me that they're interested in seeing this new condo place, you know, the one... can't remember the exact name, the one with "Millenia" in the title. Ok, that's easy enough right? I mean, how many can there be? Other than the Residences at Millenia, Millenia Cove, Millennium Palms, The Plaza at Millenia, The Fountains at Millenia, and um, I'm already bored. If you tend to get confused by this lack of creativeness, you're not the only one. If we didn't have our database, we'd be[...]
Last November I was talking about the trend of some condo conversions to return to rental once it becomes clear that there are insufficient sales to make the conversion work. When it comes to pre-construction deals, then they just don't get built. For example, Eola Place cleared ground in December 06, only to close its doors a month later. It seems the Knightsbridge at Stoneybrook conversion may be just the latest in a long list of properties that sadly have been unable to weather the storm.[...]
Good lord! Two days after I accused local developers of not taking advantage of the imminent invasion of wrinklies, the Orlando Business Journal Reports that at least one developer is creating a place for your mom and dad. Avalon park is working with Florida Hospital to create a "health village" in the east Orlando community for active seniors. And with the hospital's input, the retirees will have access to nearby medical facilities they can be shipped to as they pass their sell-by dates. The [...]
Windmill Point Condominiums had its grand opening last Thursday and they've been selling like hot cakes ever since. There were only 136 condos to start and at this point, over 100 units are already under contract The student friendly condos are just a stones throw from the University of Central Florida (UCF) and a mile and a half from Waterford Lakes. The condos consist of a single floor plan, providing around 850 square feet and they're selling for $159,900. Built in 1980, the condominiums are[...]
Centerline Homes will unveil the new Midtown Condos at Baldwin Park during their grand opening this weekend. The 95-unit new construction condo project starts in the 200's and includes granite counter tops in kitchen & bathrooms, 8 doorways, 10 ceilings, wraparound porches, all appliances and more. Engineering crews began clearing the ground at the site of the Blue Rose today. The 13 acre site will become home to Orlando's largest condo hotel. Work will continue as the property prepares for actual groundbreaking. The sales center was also busy having hosted its casino night over the weekend. Condo Metropolis was there along with 600 other VIPs and much fun (and alcohol) was had by all!
"The Plaza" by Kuhn Companies was recently recognized by the National Association of Industrial and Office Properties - NAIOP (whoever heard of that one?). The mixed use building containing nearly 400,000 square feet of offices, 306 residential condos in a separate tower, 105,000 square feet of retail space, including a 12-screen movie theater was recognized as "Outstanding Urban Mixed-Use Development." Nice. Good job. Downtown is coming along. If they would just hurry up with that Publix... [...]
The Venetian Grand Resort, an Orlando condo hotel announced in 2005 is now back in the running after a significant delay caused by legal wranglings. Reincarnated as the San Marco Resort, the property will boast 472 units amid two 15 story towers. Construction is slated to begin this summer and should complete in 2009. One bedroom units start at around $375 and a three bedroom penthouse could set you back about $875. The Vista Club, another full service condo hotel had it's broker's open [...]
